Most commonly seen in condos and townhouses are the rules and regulations that come with a homeowners association. If you are looking into buying a home make sure you know the community and feel comfortable paying the extra fee that will typically water, maintenance, trash, pool and fitness centers, along with other amenities that these complexes typically include.
Depending on the size of your community will determine if an outside homeowners Association Management deals manages the property, or if a group of volunteers will get involved to do the necessary tasks. As amenities and costs vary from family to family many factors should be considered before you move into a new complex.
If you do decide on these amenities figure out the hours of operation and determine if it factors in with your schedule. Or perhaps you’d like to have guest over; where would they park? How many are allowed in the pool area? Do I have to reserve the pool for a certain amount of guest?
Maybe you care about silence at 2 a.m. on a Sunday night, while your neighbor likes to embrace a little more of that “Sunday Funday,” before the new week begins. Sometimes you can ask a neighbor, or do the search yourself and drive by there late on a Sunday night to see if you’ll be able to manage staying in your home.
However, there are homeowner association rules that help keep certain things in perspective so they don’t get out of line. If you are fortunate, you’ll find a good homeowners association that won’t hesitate to evict a disrupting tenant after a few fines and warnings. But there are a few HOA’s that won’t evict because by doing so they will loose an income before the lease is up. So it’s important to know the area before you move into a new community and buy in to their homeowner Association Management.
